As your house should fill you with joy not horror, it is very important that you aim for the joy and, therefore, aim for satisfaction. My aim is to make this as trouble free as possible.
It’s important to consider that during the life of a house many things wear out, become unfashionable or no longer suit your needs. After about 25 years every house will require some form of update, maybe a kitchen or a bathroom. After 50 years, it will require something more major, maybe rewiring or a new roof. All of these things cost so it is wise to allocate a budget to these types of projects. Please remember that all things wear out at different times, redecorating should be considered every 3-5 years, floor coverings as and when. Fencing often deteriorates as do garden walls, so it is apparent that you have to be alert to all the things that occur to your house.
Get in touchIf you are buying a brand new property then you do not need my services, however, even a house built in the 1990’s will need some attention, older ones even more. In order to proceed a survey will be required. I will do so with one difference; I accompany you during the survey, something that other surveyors don’t do. It has to be said that I fully understand why this is done, but I feel that once a defect is pointed out, it tends to stick. Surveyors offer four different levels of survey and they do a good job. A valuation survey, a homebuyers report without valuations, a home buyers report with valuations, generally by quotes, and a full structural survey, although they do add a proviso, it is only what they can see that they report on. It is estimated that 11% of house sales fall through because of a negative survey, but remember, no survey can fail. It is only when work is undertaken that the full extent of the situation is revealed. It is here that I can be of assistance, pointing out what might be hidden, through hands on experience.
