Planning in the UK is considered on its own merits. There are many that think the process is too open to interpretation and that as such objectivity can be lost, especially as many cases require the input of planning officers to steer the project through. It remains as a moot point.
The other aspect is that of building consent, this is required for most alteration work but sometimes planning is not. There exists a thing called permitted development, this allows a project to be undertaken without planning permission, but however, building consent is still required. This means that drawings still have to be submitted, along with
Ordinance Survey extracts and the fee. Much of this process has been streamlined over the years, but can be a bit daunting for many. I have always been an agent on behalf of the client, so that should any technical questions arise I am able to answer them for the client without their direct involvement.
